
Project Overview
Following the conclusion of our client's existing tenancy agreement, Clarks Construction was commissioned to undertake an extensive dilapidation refurbishment to ready the property for new occupants. The brief was clear: transform a tired, end-of-lease commercial office building in Watford into a modern, inviting workspace that would attract and retain quality tenants.
The project encompassed the removal of all tenant-installed services, partitions, fittings, and finishes, as well as addressing the general wear and tear accumulated over the duration of the previous occupancy. Every layer of the previous tenancy was stripped back, returning the building to a blank canvas and allowing our team to assess the structural fabric beneath.
Subsequently, the building underwent a thorough fit-out, inclusive of MEP (Mechanical, Electrical, and Plumbing) design incorporating a new HVAC system. Additionally, the project included the refurbishment of existing retained features, external enhancements, roof repairs, and the restoration of aluminium windows - each element carefully coordinated to deliver a cohesive, high-quality result.
Attention to detail was paramount in the selection of finishes, ensuring a high-quality end result that met the client's expectations. From the reception area through to the upper floor office suites, every material choice was deliberate - balancing durability, aesthetics, and value.
